| In the past few years, using his own capital, the owner has financed and erected a factory building on a greenfield site. The site now has a considerable loan value. The owner is determined to set up the factory for porcelain manufacture, however, the cashflow from his current manufacturing operation is not sufficient to complete the factory as quickly as he had anticipated. For this reason, the owner is now seeking interested partners with a view to establishing a joint venture. |

A skilled workforce is readily available in the town. Many of the workers were trained in the large porcelain tableware factory that operated throughout the communist era. The factory is, however, not some gigantic relic of the communist past. There are no rigid, inflexible structures or routines, so a potential partner from the West would have every opportunity to influence factory standards, contribute to defining operative guidelines, etc. right from the start. The town is easily accessible, conveniently situated only an hour's drive away from an international airport. There is plenty of scope for extension and further development as the factory is situated on a greenfield site and there are no other buildings close by. The currently planned output of around 300 tonnes per year can be guaranteed with the existing buildings. Grants and subsidies are also available.
